When you execute a lease you should attach an Intention to vacate form on the back of the lease. You should always remind a tenant to give you proper notice. Reminding tenants to give notice is a great way to minimize your vacancy. As soon as you get an intention to vacate from a tenant you should start a marketing campaign.

Landlord’s do you have enough liability insurance?  I recommend you check your policy over and talk with your insurance agent.  If you have several properties you should contact us to discuss ways to protect yourself in a worse case scenario.

A landlord needs to check references when performing tenant screening.  It is important to ask the questions in a way that exposes references that may not be legitimate.  Some applicants may use friends and relatives to pose as employer’s or previous landlords.  Checking references takes work and can be time consuming but it is an important part of making an informed and ultimately good decision.

Renters Insurance! You might be surprised to know that if you call your agent and combine it with a car policy you can save up to 15%. That amount will usually cover the renter’s insurance policy. It would be like getting the extra coverage for free! Having renter insurance not only protects your belongs, it provides you with liability coverage as well. These days that is a good thing!
